The five decisions
After working with several Naperville-area brokerages, the same five structural decisions separate the sites that produce seller leads from the ones that produce nothing. None of them are flashy. All of them are about removing friction.
1. Neighborhood pages before listing pages
Suburban real-estate buyers and sellers search by town, not by listing. A site that indexes Lisle, Warrenville, Woodridge, and Bolingbrook as first-class pages — each with current market context — wins organic traffic that a single generic listings index never will.
2. A listing inquiry path at the moment of intent
When a visitor reads a listing detail, the call-to-action should not be "Contact us." It should be a one-tap form that names the listing and the inquiry type. Generic contact pages bury the lead.
3. Mobile-first, under two seconds
More than 70 percent of Naperville real-estate searches start on a phone. A page that loads in 1.4 seconds outranks one that loads in 3.2 seconds, and converts twice as well. That is not a guess. It is the spread we measure across our portfolio.
4. An agent landing page for every roster member
Each agent gets a personal page with a clear call to action. Paid and organic traffic both flow through the same dashboard. The brokerage sees where every lead came from. The agent sees their own number.
5. One inbox, not five
Whether the inbox is a shared email, a Slack channel, or a CRM pipeline, it has to be one place. The brokerages that grew seller-side business in the past 12 months all have one. The ones that did not all have several.
